Why Passive House won't save you

I'm a big fan of Passive House. I build to it and I use its tools. But too many people assume a certified house is a healthy house. It isn't, not automatically.

What Passive House gets right

The modelling. The Passive House Planning Package (PHPP) models the whole house's energy balance before you build: every window, every thermal bridge, the shading and the ventilation. Problems get caught while they're still lines on a plan.

The data and the quality control. You don't claim performance, you prove it. A certifier checks the energy model, the construction evidence and the ventilation commissioning, and the house has to pass an independent blower door test at 0.6 air changes an hour. Your Home puts the average new Australian house at 15.4. That test forces a level of care most builds never get.

The comfort. Even temperatures, no draughts, no condensation on the glass, and limits on overheating and humidity.

What it doesn't cover

Passive House is an energy and comfort standard, not a health or materials standard. The criteria say nothing about VOCs, formaldehyde or toxicity, and the UK Passivhaus Trust notes it doesn't include an embodied carbon analysis.

So a house can pass with flying colours and still be full of foam insulation, plastic membranes, PVC, synthetic finishes and formaldehyde board. And an airtight house keeps what's inside it. Ventilation dilutes pollutants, but it's better not to bring them in.

How I pair the two

I use Passive House for performance and choose materials separately, with the same care: untreated white cypress framing, timber windows like ML Windows, Super E0 plywood joinery, mineral paint, natural oils and Marmoleum floors.

Some synthetics earn their place. Airtight membranes and tapes are mostly plastic and I still use them, because a dry wall is the healthiest thing you can build. The point is choosing each material on purpose.

Ask your designer for the PHPP model and the materials schedule, and go through the schedule line by line. Passive House gives you a house that performs. What it's made of is up to you.
